FULL SITE MEASURE

The most important stage in the preparation of your plans is right at the beginning, a detailed and accurate site measure forms the foundation for your project, and builders agree, without precise measurements that work a project quickly deteriorates into a giant headache.

Site Measure

EXISTING PLANS

On completion of your site measure we prepare your existing site and house plans. You will be emailed your existing site plans, design kit and blank floor plans; this is your opportunity to get creative and play around with different floor configurations for discussion during your design meeting. Any other inspiration you have on hand will also help with your home design.

DESIGN MEETING

At SEQ Building Design we see our role as more than just a provider of house plans; we are your pre-construction advocate. In addition to acting as your sounding board for design ideas, we offer advice to enhance the way you use your spaces, provide advice on material options / alternatives, new technologies which can save money or offer more energy efficient outcomes and negotiate council and regulatory codes so you are free to focus on the more enjoyable aspects of home design.

If there are project problems or challenges, these will be flagged upfront along with appropriate options / alternatives for your consideration. Often people run short on project budgets due to unexpected problems that are uncovered too far into the project to be rectified without substantial cost.

Design Meeting

INITIAL CONCEPTS

On completion of your design meeting our design team will prepare your floor concepts based on information discussed during your design consultation. Initial concepts are open for review and we welcome your feedback until your floor layouts are finalized, if a second or third design meeting is required to get it right, then so be it.

Initial Concepts

FULL DESIGN PLANS

With floor layouts approved we will proceed with completing your full set of design plans. Design Plans form half of your overall requirements with Structural Engineering required to make up your full set of Working Drawings.

COUNCIL APPLICATIONS (IF REQUIRED)

Boundary Relaxations (If Required)
If your proposed additions are within council required boundary distances then a boundary relaxation will be required. The team at SEQ Building Design can lodge on your behalf.

Development Applications (If Required)
If your proposed additions do not meet council code specifications then a development application will be required. Based on our experience with Brisbane home design we can provide you with available options to avoid a D.A. or an idea on the likelihood of success if you choose to proceed with a D.A.

STRUCTURAL ENGINEERING

Before proceeding with Structural Engineering we will confirm your original quoted estimate based on final approved design plans. Depending on your property's requirements we will arrange for soil testing and for our engineers to compile your Structural Engineering plans based on your finalised design plans.

Even though your plans are complete and you are approved to begin construction, many of our clients still contact us to check information received from their builder or general design / engineering questions about their project.
